Can I purchase 2 adjoining apartments and combine into one?
You would be able to do that at the expense of the purchaser, however all apartments are to remain separate bedroom units for rental purposes.
Can I decorate my apartment to my own taste?

If you are part of the rental pool, apartments and rooms cannot be decorated to individual tastes in order to present a consistent product to effectively market to travel agents, in addition from an operations standpoint having a standard set up makes housekeeping and maintenance easier and more efficient to manage. Nor can any items be removed from the villa as they are treated as assets of the business. |

What is the total size of the property?
The total size of the property is approximately 64,700 sqm of which approximately 20,000 sqm will be used for the project. An expansion of 13,000 sqm is planned and in negotiation. 18 or more additional apartments will be available.
B. LEGAL STRUCTURE
Is foreign ownership possible in the DR?
Foreign ownership of free-hold land is legally recognized, the titles will be on the purchasers name.
What is the ownership structure?

What are the applicable laws for this structure?
The ownership of the land is governed by Dominican laws, all agreements with the purchaser are governed by the Dominican law.
What does it happen if I decide to sell my apartment?
If you decide to sell, you are free to do so at whatever price you wish. The development company will assist any owner wishing to sell in promoting the villa for sale and in the actual sale documentation.
C. INVESTMENT AND FINANCIAL
Once I have decided to buy, what is the payment schedule?

The management company will take out an all risks insurance policy in line with normal hotel standards for the whole property it will be divided on a prorrata basis to each unit and charged as a part of the Management Fee.
What taxes must be paid on my purchase?
The purchaser will be charge uppon register of the purchase with a one time Tresspass Tax payment of 3%
What taxes must be paid if I want to sell my apartment?
ISR or Tax on Benefits (25% of the registered benefits)
